Land Sourcing
We work with landowners, homeowners and agents who are looking to sell a parcel of land that has development potential. We primarily look for sites with potential for up to 20 houses, but we will also look at larger sites.
If you have a plot with uncertain value we can help you understand what it’s worth in today’s market. We are particulary interested in:
- Large gardens or corner plots
- Plots with or without planning permission
- Land with previous planning refusals
- Brownfield and commercial sites

Our Approach
To unlock the value of land we identify as having potential, we follow a simple six step process with all costs paid by us:
- Make contact with the landowner
- Assess site viability with sophisticated software, market data, planning consultants and architects
- Make an offer on the site and if accepted, sign an option agreement with the landowner
- Submit a planning application and conduct necessary site surveys
- Successful planning approval and the landowner’s payday
- Goldtail Property or a chosen developer commences the build.
Once an agreement has been signed we will start the planning process as soon as possible and keep the landowner informed with regular updates. Our goal is to make the process as straightforward and stress-free as possible, giving landowners clarity and confidence every step of the way.

We are partnered with a power team of professionals including planning experts, architects and solicitors with over 60 years of combined experience. This spans a wide spectrum of projects, including residential, commercial and mixed-use developments. This hands-on experience gives us a deep understanding of every stage of the development process, from initial site acquisition and financial modelling to planning approvals, project timelines, risk management, and navigating complex regulatory requirements.
We have financial backing in place and are ready to take sites through planning immediately no matter what the size. From initial contact to acquiring your land, we guide sellers through each step, answering questions, providing guidance, and keeping the process as straightforward as possible.
Property Development
Once planning permission has been granted Goldtail Property may decide to proceed with developing the site with the backing of our funding partners. We also have connections with other developers and providers that may take the site forward. Our industry knowledge, financial backing and network allow us to move projects forward quickly and confidently.
Our Story
Hello
I'm Gill, the founder of Goldtail Property. I'm based on the Isle of Wight, where I was born, before leaving for university and returning more than 20 years later with a husband and a son. I left the Island for the bright lights of London and somehow found myself working in IT, compliance and banking - without ever quite knowing how or why.
After a few years of renting in shared houses, I was excited to buy my first flat with its turquoise woodchip wallpaper and carpeted bathroom. Renovating my flat from 1 to 2 bedrooms triggered a passion for property, meanwhile I was tiring of the corporate world. This led to a change of direction into estate agency in South West London ….just before the financial crash. My timing was terrible.
I returned back to banking for many more years, meanwhile moving to Surrey and later to Buckinghamshire after meeting my husband to be. Together, we transformed a tired tiny cottage into a modern family home adding a large two story extension with a new baby in tow. Then out of the blue my banking days were finally numbered with a Monday morning call from HR.
At a crossroads in my working life and a young son, a return to the corporate world seemed even less appealing. I attended various property training courses that sparked a curiosity in property once again, this time in the form of holiday homes which I have acquired, styled and managed for a number of years. After starting this property centred business, expanding into land sourcing and development has been a natural step forward in my property journey and a long held dream. I hope to create the same excitement that I had for my first flat for others when they buy their first home or the home of their dreams.
